We continuously collect and normalize data from the 3 largest Israeli real estate platforms, producing aggregated market analytics.
Each source has unique strengths — multi-source aggregation provides the most complete market picture. All numbers reflect ~24h of data collection; volume scales linearly with collection period.
Active rental listings across 72 localities in Israel. Circle size shows listing volume, color indicates average rent level.
72 of 1,312 localities have active listings in this snapshot. Coverage expands with longer collection periods. Data refreshed continuously from all 3 platforms.
Every listing is normalized into 40+ structured fields across 5 categories. These data points feed our aggregated analytics API — no individual listing data is exposed.
All 3 sources are normalized into a single schema. The API exposes only aggregated statistics (min/max/avg/median, distributions, coverage rates) — never individual addresses, URLs, or photos.

Core fields (location, price, coordinates) are at 100% coverage. Financial data (maintenance fee, property tax) is available for ~37-41% of listings — this depends on whether the landlord fills in these fields on the source platform.

Tel Aviv leads at 121 ILS/m² avg — 2.2x more than Haifa (56 ILS/m²). Jerusalem is 2nd most expensive per m² at 102. The top 10 cities account for ~70% of all listings.

Safe room (mamad) and parking show the highest price premium. Furnished apartments are cheaper on average — these are typically smaller units. Correlation does not imply causation: premium amenities are more common in newer, higher-end buildings.
Rent increases with building height. High-rises (16+ floors) command 52% premium over mid-rise buildings.
4-6 floor buildings are cheapest (6,023 avg). Low-rise (1-3) is more expensive due to garden apartments and villas in affluent areas. 67% of all listings are in buildings up to 6 floors.
For each property we detect nearby Points of Interest using GPS coordinates and category-specific proximity thresholds. Percentage = share of properties with that POI nearby.
99,208 unique POIs across Israel. POI database is updated separately from rental listings.

Bat Yam has 100% train access (close to Tel Aviv rail). Netanya drops to 20% — limited rail infrastructure. This data enables neighborhood-level infrastructure scoring.
